If you’ve got one, you already own the best feature on the street and it’s sitting in the dark. Start with the trunk
Tree wraps on a palm go from the base up to where the fronds begin. We keep the turns even and tie off without anything that cuts into the trunk. On a leafy tree you’re hiding strands among branches. On a palm every turn shows, so even turns are the whole job. Shrubs around the base are best left alone.
Multi-level roofs take more ladder moves
Homes around the lake are mostly stucco with tile roofs and a Mediterranean lean, with a few Craftsman fronts mixed in. Many are multi-level. That means the roofline isn’t one long eave. It’s an upper run, a lower run, a garage and a peak or two tying them together.

No fasteners go into the tile, the stucco or the fascia. The upper levels are where a homeowner on an extension ladder gets into trouble, and that part is squarely our job.
Which Sundance Lake is yours?
This matters more than you’d think. The Sundance Lake Owners’ Association dates to 1999 and covers 243 homes, with FirstService Residential as manager. But the name on the map takes in other subdivisions too, some built as recently as 2019, and those pay dues to their own associations. Same zip code, different rulebook.
So find out which association you belong to before anyone picks a date. For the original association, the resident portal is login-only and we could not read the holiday rules. We won’t print a window we haven’t seen. (A Sundance homeowners site that turns up in search results is another city’s. Ignore its rule.)

You look up the current rule, or get it from the management office. Call (916) 586-7193 with the first allowed day and the last. We put the install after one and the takedown ahead of the other. Takedown happens in January, it’s part of the job, and the strands go home with us. A timer kills the display late at night, cords run along trim where you can’t see them, and we stay off the association’s own landscaping and entries unless the association is the one hiring.
Lakefront lots and the street side
If you’re on the water, the back of your house faces the neighbors across the lake. A rear roofline or a couple of wrapped patio columns will show from over there. It’s optional. Lighting only the street side is a perfectly good answer.
Out front, the lawns are manicured, which sets the rules for stake lighting. Stakes go along the driveway and walk, in the edge of the beds, where neither a sprinkler head nor a mower will meet them. Pillar wraps suit entry columns where a plan has them. A lit wreath fills a blank wall over the garage, and lit garland fits a porch beam or the arch over a front door.
From Blackbird Park to Fisherman’s Lake
Homes near Blackbird Park and along Windsong Street are easy for us to group into one day, and the same goes for the streets toward Fisherman’s Lake and Paso Verde School. If a neighbor is having lights done, say so, and we’ll try to put you on the same trip.

What are the Sundance Lake HOA’s rules on Christmas lights?
We couldn’t read them. The Sundance Lake Owners’ Association keeps its documents in a login-only portal. Read the current rules, or phone the management office. Whatever span they allow, our hanging day and our January removal day both land inside it.
Can you wrap a palm tree?
Yes, and they wrap better than almost anything. We go from the base to the bottom of the fronds with even turns and ties that don’t cut into the trunk.
My house is in a newer subdivision near the lake. Is it the same HOA?
Maybe not. The 1999 association covers 243 homes, and newer subdivisions in the area have their own associations and dues. Check your statement to see which one you pay.
Is a multi-level tile roof a problem?
No. It takes more ladder positions and more care at the corners, and we attach with clips at the gutter or tile edge instead of fasteners.
